Estate Transition Checklist: Preparing for Your Consultation
Welcome to the first step of your estate journey. To help us maximize the value of your estate and ensure a smooth, seamless process, please review and complete the following steps before our scheduled consultation or start date.
1. Secure and Remove Personal & Sentimental Items

Remove Must-Keep Items: Please walk through the property and remove all family heirlooms, legal documents, personal photographs, financial records, and items you or the family intend to keep.

Designate "Not for Sale" Areas: If certain large items cannot be physically removed but are not part of the sale, please clearly label them with "NOT FOR SALE" painter's tape or move them into a locked room/closet designated as off-limits.

Why this matters: Once our inventory process begins, separating items becomes much more difficult. Securing these pieces early protects your family's privacy and sentimental memories.
2. Please Do Not Clean Out or Discard Items (Don't Throw Anything Away!)

Keep Trash Bags Away: It is incredibly common to accidentally throw away valuable vintage items, rare ephemera, or collectible estate pieces.

Leave the Sorting to Us: Please do not donate, sort, or throw things away in the garage, attic, or closets before we arrive.

3. Clear Paths and Ensure Safe Access

Safe Walkways: Ensure hallways, stairwells, and main rooms are reasonably clear of major tripping hazards so our team can safely evaluate the home and its contents.

Utility Verification: Please ensure that electricity and water are turned on and fully functional at the property. Reliable lighting and climate control are essential for an accurate appraisal and inventory.
4. Locate Important Property Documentation (If Applicable)

Gather Key Paperwork: If available, please have copies of any relevant paperwork ready, such as vehicle titles (if selling cars/boats), appliance manuals, or home security information.

Key and Access Planning: Determine how our team will access the property (e.g., providing a key, a lockbox code, or coordinating a hand-off).
5. Confirm Legal Authority

Executor/Owner Status: Please ensure that the primary point of contact has the legal authority (such as Executor of Estate or Power of Attorney) to sign contracts and authorize the sale of the property's contents.
